You might think it is easy to sell your home without a REALTOR®. Did you know that statistically, people who list for sale by owner get LESS for their homes? Before you go that route, you may want to think about a few things:
Do you know the market? Zillow is not a local expert. Do not rely on those estimates! The market is very specific, even down to the neighborhood. What is happening in some areas may not be happening in YOUR neighborhood and conditions can change very quickly!
Do you know the best time to put your home on the market? This is critical to understand to employ the right strategy and get top dollar! Again, these are nuances with each location.
Do you have access to the right documents and know what legal disclosures are required?
Do you know what to look for in an offer? Do you know how to determine the strength of an offer? Who are the necessary players to get the sale through to closing? Do you have these relationships? You do not want to tie up the home in a contract only for it to fall apart right before closing!
Many people who sell without an agent or REALTOR® (there is a difference) overprice their homes resulting in longer days on the market. This goes back to point one above!
Bottom line, it is in your best interest to find an experienced REALTOR® who can lend expert advice and negotiate on your behalf from start to finish. Getting the home listed and under contract is only one part. Getting it to settlement is the other. You need an advocate and representative serving your interests in such an important transaction!
